Multi Year Lease Options and Renewal Price Caps

To: Sen. Kaine, Rep. Walkinshaw, Sen. Warner

From: A constituent in Fairfax, VA

November 5

We need nationwide lease laws that offer cheap multi-year leases to tenants. In Montgomery County MD, all landlords must offer a 2 year lease term and it must be the cheapest available lease, and this 2 year option must always be available on renewal. You can read more about this policy here. https://www.montgomerycountymd.gov/department-housing-community-affairs/information-renters/lease While we're at it, we should cap the amount that rent may be increased at renewal. My rent increased by 250 dollars last renewal, more than 10% of my rent total, far outpacing inflation. Many places do not let landlords increase rent by more than 5%, sometimes less if inflation hasn't been particularly bad that year. These kinds of policies would allow tenants a huge amount of stability in extremely unstable times. Please consider these measures.
