The proposed "One Big Beautiful Bill" includes concerning provisions that could exacerbate the affordable housing crisis. While incentives like expanding the Low-Income Housing Tax Credit may spur development of some affordable rental units, the 10-year ban on local governments regulating rent-setting algorithms is highly problematic. Artificial intelligence models used by property management companies have been accused of driving up rents in an uncompetitive manner. Stripping away local oversight would remove a crucial check on potentially exploitative pricing practices by powerful corporate landlords. This dynamic, coupled with the bill's anticipated impact of higher interest rates due to rising federal debt, threatens to push housing costs further out of reach for many renters across the country. Addressing the systemic affordable housing shortage requires empowering communities to enact reasonable regulations and policies tailored to local needs, not pre-empting them. I urge you to reconsider provisions in this legislation that undermine housing affordability for working families and vulnerable populations.
