I am writing to express my deep concerns regarding our current property tax system. While recent proposals to increase the homestead exemption from $50,000 to $250,000 may seem helpful, modifying exemptions is merely a temporary band-aid on a fundamentally flawed framework. Property taxes should not be tied to the un-realized, assessed market value of a home. To speak directly to the reality of this crisis, my personal property tax bill has reached $25,000 a year. This is entirely unsustainable, consuming a massive portion of a working annual salary. Furthermore, it raises a critical question for the future of our community: How is a citizen expected to retire here with that kind of ongoing overhead? To sustain a fixed $25,000 tax expense under standard retirement withdrawal rules, a resident must save an additional $625,000 just to satisfy the tax assessor. This is a mathematical impossibility for most income earners. Taxing citizens on speculative property value creates an unpredictable and punitive financial burden. A home is a place to live, not an active revenue stream. When neighborhood real estate values spike, homeowners are penalized with higher bills despite their actual incomes remaining unchanged. This model actively threatens housing security, forcing long-term residents and future retirees out of the communities they helped build. Increasing the homestead exemption alters the math slightly, but it keeps the volatile "assessed value" mechanism firmly in place. True relief requires a paradigm shift away from market-driven assessments toward a stable, equitable model—such as a system based strictly on acquisition value. I urge you to look beyond superficial exemption adjustments and champion comprehensive tax reform that untangles housing security from real estate market volatility. Our community deserves a structure that allows its citizens to age in place with financial stability. Thank you for your time and leadership.
